What helps us get it right first time
To prepare a short, accurate selection we want to understand your realistic budget (including the 10-13% purchase costs in Andalusia), the intended use — main residence, holidays, investment or a mix —, how many bedrooms you truly need, and your relationship with golf: do you play daily, at weekends, or is golf mostly the landscape you want beyond the living room glass?
The nuances matter too: orientation and evening sun, single level or several floors, gated community with 24-hour security or independent plot, maximum distance to the airport, international schools if you are relocating with family, and whether you need a tourist licence to rent the home out when you are away.
Our commitment to every search
With your requirements on the table we activate the full portfolio: published properties, discreet off-market sales and early signals from owners who haven’t yet decided to sell. You receive a dossier of 3-6 options annotated with criteria — price per square metre, true condition, community fees, upside potential — and we organise the viewings within one or two days.
If the house you want doesn’t exist today, we will tell you just as plainly — and your search stays active with priority alert: when something that fits comes in, you will be the first to see it, before it reaches the portals.
The Spanish purchase process, step by step
First, the NIE (foreigner identification number) — obtained in two weeks by power of attorney, no travel needed. Second, a Spanish bank account and, where relevant, preliminary mortgage approval. Third, reservation of your chosen property (1% or €10,000), freezing the price and taking it off the market. Fourth, the private purchase contract at 10% after your lawyer’s due diligence — usually 2-4 weeks. Fifth, title deed before the notary and keys in hand: six to ten weeks from reservation.
We coordinate every link: an independent lawyer if you don’t have one, a sworn translator at the notary, utility transfers, even the home insurance. Your only job is choosing the house.
Expensive mistakes we save you from
Buying off-plan without verifying the developer’s bank guarantee. Accepting a “bargain” in a community with pending special levies. Not checking the first-occupancy licence on renovated villas. Ignoring orientation — winter evening sun is what separates a home you enjoy from one you heat. And the classic: valuing the house while forgetting the community, when the community is half of daily life here.

Nothing for the buyer — our fees are paid by the selling party. Your only commitment is honesty: if something doesn’t fit, tell us early and we adjust the aim.

We always recommend your own independent lawyer: they review contracts, charges and taxation defending only your interests. Their fee (≈1% + VAT) is the operation’s best insurance.
